Storm Damage Recovery for an Eagle Rock Apartment Building

Flood restoration for this structure began with the fast response of our SERVPRO team to start vital mitigation services and remove this pooling from the floors before further moisture-wicking occurred with the exposed drywall and other porous materials. Making this storm damage situation "Like it never even happened," began with overcoming standing water.

Water Removal Services After Flood Damage

The extent of the standing water threat is visible in the Before Photo, which shows both this pooling and debris present. Our technicians' utilized tools in our Green Fleet to extract and discharge this pooled surface floodwater. With concrete floors, water removal services could be efficient with a combination of submersible pumps, truck-mount extractors, and portable wet vacuums.

Muck-out cleaning was also necessary. With the lower level of this apartment structure used as partitioned storage for residents of the building, standing water caused documents, cardboard, and other contents to become directly impacted by the rapidly worsening conditions. SERVPRO professionals cleared this mess after water removal.

Content Relocation and Cleaning

With the storage of both the complex and its residents in this utility corridor, content relocation was a priority for our professionals. Much like this situation, we fixate on solutions within the building to keep contents accessible and accounted for during the water damage restoration process. Off-site cleaning and recovery were minimal in this situation. Draining and Controlled Demolition 

Flood cuts are a critical element to flood restoration in commercial and residential properties, and in this situation, a dryline was established at two feet from the concrete floor. After marking out this point, our technicians took saws to the sheetrock to eliminate saturated or damp material directly exposed or impacted by moisture wicking up the material from the base. Masonry walls require to weep holes to be drilled or punched in the bottom course of the block, so with trapped floodwater in this wall system, standing water in the cells could get emptied into the hallway for extraction with our portable wet vacuums.

Efficient Drying Solutions for Eagle Rock Apartments

In total, it took days to reach the results achieved in the After Photo, a culmination of several air movers, dehumidifiers, and other evaporative drying tools. With the last two feet of drywall removed where it was damaged, low-profile centrifugal air movers were placed at these openings to maximize the production of evaporation efforts. We also utilized positive pressure systems to infuse warm, dry air into blockwork through the weep holes drilled for the draining. After several days of monitoring the strategically placed drying equipment efforts, our SERVPRO team was happy to turn the Eagle Rock property back over to management with an outcome that exceeded expectations.
