Cleaning Up After Water Damage in an Eagle Rock Office

Damaged plumbing in the wall cavity of this Eagle Rock office building left technicians with several types of damage to contend with when we arrived. Because we move quickly for water damage incidents, we had our Green Fleet mobilizing fast to begin the necessary mitigation and water removal services. Because the damage originated in the hallway depicted in the Before Photo, water damage impacted this entire wall system, baseboards, carpeting, and other structural elements.

Controlled Demolition for Sufficient Drying

Removing drywall panels was the most efficient route to accessing damaged plumbing with the water service shut off to the structure. Using oscillating tools and drywall saw hand tools, drywall was carefully uninstalled from the studs, and the damaged structural cavity was accessible for drying efforts and repair needs. Water damage repairs like plumbing replacement ensured that we could get water service restored to the building as soon as possible, despite ongoing restoration work. Bulk materials and saturated construction elements required discarding, as it proved more cost-efficient for the customer to replace these components than it would be to attempt to dry and restore them. The demolition targeted several materials damaged by the excessive moisture, including:

- Drywall

- Baseboard

- Insulation

- Outlets

Reconstruction and Build Back for the Office

The customer did not wish to go through the headache of verifying another contractor to work on the property but was delighted to learn that our SERVPRO team could help with the repair and reconstruction necessary. With all of the structural elements stripped back to their skeleton, SERVPRO technicians replaced insulation material, and the electrical outlet was reinstalled against the studs. The carefully controlled demolition process maintained as much of the original drywall and wall system as possible, as you can see in the Before Photo in the bottom corner where a stair-like cut has been seamed back together.

Because the carpet was protected during the painting and reconstruction stages from dust and debris, the cleaning necessary for these flooring materials was exclusive to the water damage incident. Bonnet cleaning introduces pressurized blasts of water that immediately get extracted with a high-powered onboard vacuum. The result is loosening dirt and soils trapped in carpet fibers for a more vibrant look and comfortable feel. In the After Photo, notice that the walls have been replaced and the carpet has been cleaned – but the work still is not done. Our SERVPRO team monitors moisture content in the environment to ensure that the relative humidity in the Eagle Rock building reaches the ideal range before a water restoration job completes. Even though the office might look better, we still have axial air movers and dehumidifiers strategically placed throughout the damaged areas to ensure evaporative drying continues.
